Mix-Use Multifamily

I designed the floor plans, interior layout of the apartments, and Elevations with rendering. It is 45 apartments from 2nd floor to 4th floor, First floor has office, Retails, lobby and parking  spaces in the back. This project got approved to get permission to build in Elizabeth, NJ. I had some challenges to design this project due to very irregular form of the lot and having so many different seatback rules in each side of the building and additional 5' seatback in the 4th floor with maximizing usable spaces by client with parking limitation requirements from the permission department, so I decided to use all those forced seatback spaces as terrace or balconies. Because the biggest portion in the first floor was used for parking spaces, so I decided to cover it with brick screen wall, in order to look interested and give the building a special look, at the sametime give the tenants, privacy and security, meanwhile the screen is simi-open so it is natural ventilation for get ride of car's gas and heat, it is breezing skin to bring in air and light. Red brick is used in entire building but with having big glass opening in the first floor, with big windows with simple and black lines give the building a very modern looking with this classical material.  only black brick is used the first floor by the residential entrance door which it goes to the lobby in the close to the middle of the front elevation, This black brick entrance give another special attention to building especially contrast with all the red brick from entire the building. There is big open public- Terrace in right side of the building, to provide more interaction are, with having group seating area , barbecue, and green areas in order to give the tenants a better apartment's environment to access to fresh air and outside weather in busy city life, also it could be a better place for being socialize with other people to create more human connections.
